PGT WinGuard skylights use a factory-installed aluminum flashing kit that, after five or six summers of Miami Beach sun and salt spray, pulls away from the polycarbonate frame. The leak usually shows up as a slow drip in the drywall, not a puddle. We reseal with marine-grade butyl tape and re-flash the curb - a repair PGT’s own install guide doesn’t cover, because they assume the original install was flawless. Ours rarely is.

Homes near the ocean get what we call “salt creep” - a chalky white crust that eats the galvanized fasteners PGT specifies on roof-to-wall transition flashing.
