PGT Roof Repair in Miami Beach: What to Know First

PGT roof repair in Miami Beach typically runs $350 to $1,200 for most flashing, sealant, and fastener failures around skylights, vents, and impact-rated roof assemblies, and we complete most jobs in a single visit. We’re an independent PGT service provider - not the manufacturer - which means we repair the issues PGT’s warranty team often won’t, and we source parts that actually hold up in Miami Beach’s salt air. If you own a PGT product and your roof is leaking, lifting, or showing corrosion, you’re on the right page. Call (863) 656-0462 and a live person answers, day or night.

How PGT Products Fail - and How We Fix Them

  • WinGuard Skylight Flashing Separation. PGT WinGuard skylights use a factory-installed aluminum flashing kit that, after five or six summers of Miami Beach sun and salt spray, pulls away from the polycarbonate frame. The leak usually shows up as a slow drip in the drywall, not a puddle. We reseal with marine-grade butyl tape and re-flash the curb - a repair PGT’s own install guide doesn’t cover, because they assume the original install was flawless. Ours rarely is.
  • Roof-to-Wall Transition Corrosion on Impact Assemblies. Homes near the ocean get what we call “salt creep” - a chalky white crust that eats the galvanized fasteners PGT specifies on roof-to-wall transition flashing. Over time the flashing lifts, and wind-driven rain finds a way in. We replace with 316 stainless fasteners and thicker-gauge flashing, not the builder-grade stock. It costs a bit more up front and lasts a decade longer.
  • Curtain Wall Mullion Seal Failure on Pre-2016 PGT Models. Older PGT curtain wall systems installed on Miami Beach penthouses and mid-rises used a single-line silicone seal between mullions and roof parapets. Once that seal hardens, you’ll see water staining on the ceiling below - often months after the leak starts. We cut out the old sealant, install fresh backer rod, and re-seal with a UV-stable product rated for 50 years of South Florida exposure.
  • Roll-Down Shutter Housing Leaks in Roof Decks. PGT roll-down shutters recessed into roof decks have a housing that collects water when the drainage weep holes clog with sand and leaf debris - a common issue in Miami Beach’s dry season. The water backs up and leaks into the living space below. We clear the weeps, test the drainage, and if the housing is too far gone, replace it with an aftermarket unit that fits the existing opening.
  • Fastener Back-Out on Tile Roof Flashings PGT Products Mount To. When PGT windows, doors, or skylights are installed into a barrel-tile roof, the original installer often drives fasteners through the tile itself. Miami Beach’s humidity expands the tile, and within a few seasons those fasteners back out. The repair isn’t to the PGT product itself - it’s to the roof substrate it sits on. We re-bed the tile, install proper lead flashing, and anchor the PGT unit the way it should have been done from day one.

Our PGT Roof Repair Process

  1. 1
Call us, talk to a person. No voicemail, no call center. We’ll ask a few questions about what you’re seeing and when it started, then book a time that works.
  2. 2
We diagnose the actual failure. Our techs look past the wet drywall and find the source - a failed seal, a backed-out fastener, a cracked flashing. On PGT products, the visible symptom is rarely the real problem.
  3. 3
You get a written, line-item price before we touch anything. We decide together whether OEM parts make sense or whether a higher-quality aftermarket option will outlast the original. You approve, we proceed.
  4. 4
We repair it right, then test it. After the fix, we run water tests where practical and inspect the surrounding flashing and seals. Ed Winslow grew up in Miami and learned at Miami Dade College’s Building Construction Technology program what this climate does to a bad install - so we check the joints everyone else skips.
  5. 5
We walk you through what we did and why. Then we back it with the 36500-Day Done Right Promise. If it’s not done right, we come back and make it right. Period.

What PGT Roof Repair Costs in Miami Beach

Here’s what we typically see on PGT roof repair in Miami Beach:

  • Minor sealant or flashing repair: $350-$550
  • Skylight re-flashing and re-seal: $500-$900
  • Roof-to-wall transition replacement with stainless fasteners: $800-$1,200
  • Roll-down shutter housing repair or replacement: $600-$1,400
  • Full inspection plus multi-point repair: $1,100-$1,800

What moves the price: roof height and access difficulty (Miami Beach penthouses cost more than single-story homes off the boulevard), how long the leak has run, and whether the surrounding substrate is still sound. We don’t do change orders. The price we quote is the price you pay. Call (863) 656-0462 and we’ll give you an exact number for your situation.

Why Miami Beach Homeowners Call Winslow Windows & Doors for PGT Work

We’ve been at this since 2011, and Ed Winslow’s name is on every job we do. That keeps us honest. Miami Beach homeowners call us because we answer the phone at 2 a.m., show up in uniform with a background-checked technician, and know PGT products well enough to tell you what’s actually failing before we even see it. We’re an authorized installer for PGT - and for CGI, CWS, ES Windows, and ECO Window Systems, so when a PGT repair means a product needs replacing, we can talk straight about what else is out there without pushing you toward whatever brand pays the biggest spiff. Stand-up work. The one down the road.

What Neighbors Say About Winslow Windows & Doors

★★★★★

"The old aluminium sliders howled every afternoon storm and swelter came straight through the glass. The new impact sliders shut with a sound like a bank vault and the back rooms finally hold their temperature."

PPercival Whitcombe
★★★★★

"He replaced the front door and the garage door in the same week, both rated for impact, and lined the frames up so straight my level had nothing to say. My wife stopped hearing the highway from the front room."

MMaximilian Vasquez
★★★★★

"Three big companies quoted us and every one sent a salesman with a leased truck. Ed turned up in a truck with his own name on the door, quoted less, and his crew were the same faces on day one and day nine."

YYolanda Betancourt
★★★★★

"Our insurance agent asked for the wind mitigation paperwork and Ed had the whole file ready the day the job closed, every opening photographed. The premium conversation went very differently this year."
